By David Wiles, Director of Hospitality, Tempur Sealy International
The question I hear most often from hoteliers is, “What can I do to enhance the guest experience?” My answer is always the same: start with the sleep experience.
It’s easy to reach first for the visible upgrades: the lobby, the amenities, the loyalty perks. All of it matters. But the part of the stay that shapes how a guest feels the next morning is the part that happens while they’re asleep, and that’s the part I’d look at first.
Sleep Sets the Tone for the Whole Stay
For many travelers, the hotel is a place to rest for their next day’s activities, whether that be travel, vacation, or business. This sets the tone for their entire stay. A guest who sleeps well wakes up ready for what they came to do.
That’s why I think about the goal in simple terms. A sleep experience that feels familiar, supportive, and deeply comfortable tells guests, “This is your home away from home.” When we get that right, everything else a property does gets to build on a good night’s rest instead of compensating for a bad one.
What’s Changing in the Guest Room
The hospitality industry is undergoing a transformation where guest wellness, sustainability, and customization are shaping sleep environments. Guests care about how they feel, they notice how a property treats the world around it, and they no longer assume comfort means the same thing for everyone.
All of that points back to the bed. Hoteliers are now investing in high-performance mattresses that deliver pressure relief, long-term durability, and targeted comfort technologies. The mattress has become a deliberate choice, selected for what it does for the guest rather than something a property settles on and stops thinking about.
Why We Lead With Sealy
At Tempur Sealy Hospitality, we leverage the deep trust guests already have in Sealy, America’s #1 Mattress Brand¹, to deliver consistency and excellence in hotels. That recognition is something a property can’t manufacture on its own, and it does real work: it reassures the hotel that they’re providing what the guest most likely has at their home.
Recognition only counts, though, if the product lives up to it. Our hospitality mattresses are engineered to endure the high-use demands of the hotel industry while maintaining the same feel guests enjoy at home over the life of the product. The goal isn’t a great mattress on opening night. It’s a mattress that still feels right years into service.
Built to Last, by Design
Sustainability, for us, means creating products that are built to last. As a leader in sustainability, our company is dedicated to minimizing our impact on the world around us. That commitment is built into how we make things: all 18 of our US manufacturing plants are zero landfill waste facilities and utilize renewable resources to help offset our carbon footprint.
Durability is also where doing right by the planet and doing right by a hotelier’s budget meet. We use longer-lasting material to minimize environmental impact long term while saving hoteliers the costs associated with frequent replacements. A mattress that performs longer is better for the environment, better for the property’s bottom line, and better for the guest sleeping on it.
The Bottom Line
Guests feel the bed more than anything else in the room, so it’s the first place to invest in a better guest experience. A durable mattress from a brand guests trust keeps them comfortable and saves you from replacing it as often.

Not long ago, the mattress was a line item. A box to check during a renovation cycle, evaluated on budget and brand standard compliance and not much else. That conversation has changed.
For hoteliers in the travel and leisure space, particularly at luxury, boutique, and resort properties, sleep has moved from a room requirement to a genuine competitive differentiator. Senior Sales Manager Josh Chandler, who covers Ohio, Kentucky, Indiana, Michigan, Western Pennsylvania, and New York for Tempur Sealy Hospitality, is seeing that shift play out in real time.
“Sleep has definitely moved from just being an amenity to being part of the overall guest experience,” Josh says. “In the luxury and boutique segment, operators are looking at it as a competitive advantage rather than just a room requirement.”
The Review Economy Changed Everything
Ask Josh what’s driving the shift, and he points to something every hotelier watches closely: online reviews.
“The majority of guest complaints we see across any of these types of reviews come down to one of two things,” he explains. “The service they received during their stay, and the mattress. Do they wake up refreshed and feeling relaxed, or do they wake up with a stiff back? Comfort and wellness are talked about a lot more now than they were even three, four, or five years ago.”
For luxury and resort properties, where guests arrive with high expectations and share their experiences loudly, that dynamic matters enormously. A guest who doesn’t sleep well is a guest who leaves a bad review, and in a world where search rankings are built on star ratings, a bad review has real business consequences.
“Nowadays, when someone Googles a hotel, the ones that pop up are the high-rated ones,” Josh notes. “These operators are finally realizing that a mattress is such an integral part of the room and overall guest satisfaction.”
The Expectation Gap Is Real
Luxury and leisure travelers are a specific audience. They travel frequently, they’re discerning, and more often than not, they’re sleeping on a premium mattress at home. The question is whether the hotel bed holds up to that standard.
Josh thinks it can, but only when properties are making the right investment.
“Chances are the guest we’re talking about is already sleeping on a Stearns & Foster or Sealy mattress at home,” he says. “We do extensive testing to make sure our mattresses last at least 10 years or longer. I’m very confident they’ll deliver the same level of comfort and quality that guests already expect at home.”
The flip side is equally clear. The challenge many properties face today isn’t just aging inventory. It’s mattresses that are still technically within their expected lifespan but have gradually lost the support and comfort they once delivered. A mattress doesn’t need to be old to fall short of guest expectations. It just needs to have stopped performing.
“Those mattresses are going to be sagging,” Josh says. “Guests aren’t going to be sleeping well, and their overall satisfaction scores will certainly represent that.”
What It Looks Like When a Property Gets It Right
Josh points to a recent example that illustrates just how much is at stake. A resort property had been fielding complaints about their mattresses for years. The mattresses from a previous vendor had only been in the hotel six to eight years but were already generating significant guest dissatisfaction.
“The GM asked a lot of questions about how we test our mattresses, how they feel, how they hold up,” Josh recalls. “We sent them a model room order so they could test them out, and then they ran a whole campaign around the new sleep experience.”
The results were concrete. After switching to a Tempur Sealy Hospitality product and getting guests sleeping on the new mattresses, the property’s guest satisfaction scores for comfort specifically tied to the mattress increased by 10 to 12 percent in just a few months.
“That’s just from changing out the mattresses,” Josh says. “It’s all part of the durability and quality that Sealy has. You’re not going to see our mattresses indenting and sagging after 10 years of use.”
Investing in the Sleep Experience Is Only Half the Battle
Once a property makes that investment, the question becomes how to make sure guests actually know about it. And according to Josh, that’s where a lot of hotels leave opportunity on the table.
“The ones that do a really good job put sleep-focused messaging on their website, booking confirmations, room descriptions, and guest communications,” he says. “It’s almost like the hotel embeds it as part of their culture.”
Sealy’s position as America’s number one mattress brand helps make that story easier to tell. “Sealy is a brand that guests recognize and trust,” Josh explains. “At Tempur Sealy Hospitality, we love to emphasize the value of aligning the hotel sleep experience to the brand that consumers already know.”
What the Next Three to Five Years Look Like
Josh doesn’t mince words about where the market is heading.
“Every single leisure and resort property needs to be 100% on board with the sleep experience, wellness, and relaxation,” he says. “If hotels aren’t on this train, they’re going to be left really far behind. Everyone else is doing it.”
For properties that are ready to make that move, Tempur Sealy Hospitality offers something that goes beyond the product itself. A team of dedicated mattress specialists walks properties through the entire process, from selecting the right mattress for their specific guest profile to logistics support, project management, and everything after installation.
“Our job is to take mattresses off their plate,” Josh says. “To give the hotel one less thing to worry about.”
The Bottom Line
The hotels winning on guest experience in the travel and leisure space aren’t leaving sleep to chance. They’re making intentional decisions about what goes in the room and how they tell that story to guests. For those properties, the mattress isn’t an afterthought. It’s the foundation. The question is who you trust to get it right.
At Tempur Sealy Hospitality, we’ve built our entire model around earning that trust. That’s what being the Best By Every Measure means to us, and it’s what we bring to every partnership.
For any luxury hotel, the quality of a guest’s sleep is the ultimate measure of success. Travelers can enjoy world-class dining, stunning architecture, and flawless service, but a poor night’s sleep can compromise the entire experience.
Seda Meral, Director of Hotel Operations at Hotel Nikko San Francisco, understands this delicate balance perfectly. Tasked with managing a 533-room luxury property known for its authentic Japanese hospitality, she recently led a major initiative to upgrade the hotel’s bedding to Stearns & Foster mattresses.
Here’s an inside look at how a thoughtful, partnership-driven approach transformed the sleep experience at one of San Francisco’s most iconic hotels.
A Legacy of Japanese Hospitality
Opened in October 1987, Hotel Nikko San Francisco holds a unique position in the market as the only Nikko property in the United States. Owned by Takenaka Corporation and managed by Okura Nikko Hotel Management Co. Ltd., the hotel is deeply rooted in the traditions of Japanese hospitality. Maintaining a four-star standard across 533 rooms requires meticulous attention to detail and a commitment to working with reputable, premium brands.
When the time came to upgrade the property’s beds, the stakes were incredibly high. The hotel had worked with the same mattress provider for decades. Moving away from a familiar vendor to outfit the entire building was a significant operational shift, one that required absolute trust in the new partner.
A Guided, Confidence-Building Transition
Switching mattress providers for a major luxury property is a big decision. What gave Seda the confidence to make the leap to Tempur Sealy Hospitality was the deeply collaborative relationship she built with our team.
From the very first meeting, our goal was to provide guidance, not just a product catalog. Seda noted that the experience stood out because of the sincerity and transparency of Jenna Thomas, one of our dedicated territory managers.
“She was incredibly knowledgeable, transparent, and genuinely invested in helping us find the right solution for our hotel rather than simply selling,” Seda explained, reflecting on her work with Jenna. “It didn’t feel like a transaction.”
To ensure minimal disruption to the hotel’s daily operations, the mattress installation was strategically divided into phases. The first phase tackled the king and queen beds, timed carefully around hotel occupancy and available labor resources. The upcoming second phase will complete the transition with the double-double beds. By maintaining open lines of communication and remaining flexible to the unpredictable nature of hotel occupancy, our team ensured the rollout went smoothly.
Prioritizing the Team Behind the Scenes
While guest comfort is the ultimate goal, Seda recognized that the people making the beds every day are just as important.
“My personal priority has always been the staff and getting them the right equipment to work with,” Seda shared. “Because housekeepers, their work is already difficult. So I always look for ways to make it as easy as possible, and the mattress is a huge part of their day.”
To support the housekeeping staff, Seda provided hands-on education. She walked them through the specific coil structures and design elements of the Stearns & Foster mattresses. By explaining exactly why the beds felt different and highlighting that these same mattresses are trusted by other luxury properties, the staff understood the value of the upgrade.
The Ultimate ROI: Unparalleled Guest Satisfaction
The true test of any hotel investment is the feedback from the guests who experience it. Since installing the new Stearns & Foster mattresses, the response at Hotel Nikko has been overwhelmingly positive.
Seda reports that the hotel receives multiple comments a day specifically praising the comfort of the beds, with many guests inquiring about how they can purchase the exact mattress for their own homes. More importantly, the days of guests requesting room changes due to uncomfortable, aging beds are completely gone.
For Seda, the return on investment is crystal clear. “The ROI on this, in my opinion, is significant because it’s a reputable product. I don’t need to change mattresses every other year. It’s a long-term investment. It fulfills all the needs of our guests… and establishes a really good relationship, and it’s that loyalty that pays off.”
The Best By Every Measure
At Tempur Sealy Hospitality, our core philosophy is to be “The Best by Every Measure.” When asked what that phrase means to her as a hotelier, Seda’s answer perfectly encapsulated the Stearns & Foster design process: “Basically, everything that you do, you’ve given a lot of consideration to it… every piece and part of every inch of the bed is designed with comfort in mind.”
We’re proud to partner with dedicated hospitality leaders like Seda. Her commitment to her staff, her guests, and the rich heritage of Hotel Nikko San Francisco aligns perfectly with our mission to deliver 100% dedicated service.
When you choose to work with our team, you get more than an industry-leading mattress. You get a reliable partner invested in your property’s long-term success.
More Than a Mattress: Why We’re #1 (for Several Reasons)
Our hospitality mattresses are built to handle the unique demands of hotels while giving guests the comfort they expect. Here are just a few of the reasons we lead the industry:
1. Long-Lasting Comfort
Our mattresses are engineered to retain 98% of their height over their lifespan, so every guest enjoys consistent, long-lasting comfort. That means your property won’t face the early sagging or dip issues that can prompt negative reviews or costly, premature replacements. Many hoteliers have shared how our mattresses continue to perform year after year, even in high-traffic rooms.
2. Targeted Support
We design extra support right in the center third of our mattresses where your guests need it most. This targeted approach is particularly valuable for hotels where different guests have different support needs each night. By delivering enhanced lumbar and back support, our beds help guests wake up refreshed and pain-free. This often translates to higher guest satisfaction scores and repeat business, as travelers remember a great night’s sleep.
3. 10-Year Warranty
We stand behind every Tempur Sealy hospitality mattress with a 10-year limited warranty, so you can invest in guest satisfaction with total confidence. This warranty not only protects your investment but also provides peace of mind. Many properties find that this dependable support allows them to focus on delivering guest comfort, rather than worrying about bedding replacements or unexpected costs.
The Bottom Line
When you choose Tempur Sealy, you choose a guest experience built on trust and performance. Our industry-leading quality and durability mean fewer replacements for you and better sleep for your guests, helping you earn the reviews that drive revenue, stay after stay and year after year.
